nicola, i am so sorry and sad for you also. you are a step ahead of us in this mess.i had learned also that the banks get that short sale money from the gov. also. they get it twice. now how is that ok. so yes we will have to file bk. at some point. work looks pretty hard to find. are you on land now or in town? we have a few friends who offered us to park our 5th wheel we bought. its an 84 in good shape. clean place to lay my head. the property is busting with spring. i am so attached to the gardens. when we moved here it was a serious lava rock pile. it had good bones but all rock.now it is a picture to behold. with a 3 mtn. view corner property. gosh can you tell i am attached.lol anyway the desert is waking up. daffodils tulips finally my violets are starting to bloom so i can make violet jelly with you all. well getting new land line phone tomorrow. will call the bank again.thanks so much nicola for taking the time to post. 5 kids moving that much oh my girl you are strong welcome to farmgirl. you are right this is a fine group of folks.happy you joined us.you hang in there. are you taking advantage of the food stamp program? i hope so with that many kids. we raised 4 boys and all their friends. what does not kill me will make me stronger...we taught our boys its not brave unless your scared...these challenges will build character...hank williams has an old song about waiting for the light to shine. thats where we are now nicola. you hang in there too. you are not alone sending love and prayers your way. how old are the kids? sherrye

See if a local bank in a small town that does not have any ties to the big box banks will take it over. Although banking regs have changed, sometimes small local banks can reach through and actually work something out. As for garden stuff, any farmgirls out there able to foster some plants until Sherry gets on her feet?

after thinking things through. i called wells fargo and explained papa is not unemployed. HE is employed by a union co. now for 16 years and also employed by their kids co. both masonry. we are brick and block masons. SO i would possibly qualify for a hamp program. AFTER bankruptcy. kinda scarey. must be a way to set terms on loan before bk closes. i am scared they will throw me out with the bath water. then if i have not included the house debt and the bk is over. WOULDNT i be screwed and owe them my loan balance? now i will look for an attorney. wells fargo said get them the name of my atty. we are considered layed off from lack of work. not unemployed. the hamp requires the loan pymt amount to be less than 31 percent of your gross income. so we may not qualify that way. not sure yet. have to believe anything is possible.even a real job with some weeks to it will help. papa may go to sheridan wy. again in a few weeks. praying he goes GODS will not mine. stuck inside today. county sprayed round up on roads for weed ababtement. so can not go out for a day or so. needs to gas off the highway.so doing paperwork today. nicola how are you doing today?sherrye

Sherrye, Let me know how it goes with the HAMP program. If you go the bankruptcy route you can re affirm your house but, definitely get an attorney to advise you on this. In Ohio there is a web site called savethedreamohio.gov This is a good site to help get answers and advice. Check and see if your state has a site like that.

Hi Sherrye,
I am totally fine, thanks :) Mine is almost to the end. I am in a little house that was foreclosed too and condemned. We borrowed $ from my fil so are lucky to not have a mortgage. And since my hubby isn't working, he has been able to fix it up modestly ( enough to move into :) I wouldn't have chosen this house over my origional one, but I do think we will be happy here.
I have always been a farmgirl at heart, but didn't have so much time for myself with the kids and our 'big' house, but this one is so tiny that we are actually sleeping in the living room BUT it is a breeze to run through and clean, and I actually am always close to the kids here so they aren't into too much without me knowing. BTW they are 11, 10, 6,girls and 6, 6 boys.
My Nan was the sweetest lady on earth and she didn't have two pennies to rub together but she was very happy. She gave a gift to everyone that she came across, whether it be a tin of food, or a handmade doily, 50p, or just about anything. I asked her once why she did that and she said that there was no point in having anything if you couldn't give it away. :) I have found that to be true and LOVE to give gifts. My biggest blessing this whole year was that I had so much to get rid of with moving and downsizing and found plenty of people who needed it more than myself, so instead of being sad about letting things go, I was blessed to help other people.
NOT wanting to sound like this has been an easy year, and you really have some heartache ahead of you, but if you can try to find the blessings, they are there somewhere and will pull you through.
I would love to be able to give you good advice on this and am sorry that I can't. We seem to have made mistakes through this whole thing and so I hope to help others to not do the same.
I understand how sad you are about your plants. I was most upset about my ceiling that I couldn't take and we had a lot of animals to rehome as well. Could you maybe give them to friends and relatives for when you have another home? And notice that I didn't say house :)
Wanted to mention that I actually moved States since we weren't tied to my hubbies job anymore. I LOVE where we are now and would have never moved by choice, so maybe when this is done, you won't miss your house as much as you think you will.

hi to you all. well had the talk with papa. 3 days in a row i gently pushed. today the hard ball. make a choice dude. we need to get to figuring this out. so i have been thinking of all the suggestions here. i think i should sell all i can this year from the gardens. that was suggested here. we should spend summer sorting out our stuff. so i am going to work on a pro and con list for my sweet papa. as i said to him. he would be the one at his age 59 trying to work to keep an expensive piece of land. the commercial block he lays when working sometime weigh 80 pounds. all day in the hot sun. does he want to keep doing that. and the big if. what if no work how long can we maintain on unemployment and disability. so i will let you know the next step or thought if you want. i just do not want to over talk a post either. so i am going to get the heated greenhouse started today. so by next week i will be ready to post plants on craigslist from the outdoor gardens. the desert is just waking up. i have 2 daffodils so far and helebores bloomig. thanks girls sherrye

melody where is land of hiawatha? i am going to dig strawberries and move to the kids place this weel. tell me what you are looking for in plants. i might have it. you are welcome to some. we did get a bit of good news. papa will go to klamath falls next week. his union boss is bidding like crazy. hoping to get some local bids. its crazy how things are. every one is so displaced.we have a high school going in one mile from us. union work. the bid went to someone over the mountain. they are shipping in union workers. our boss is concerned he will lose some of his guys to that job. he is bidding now to try and not lose his crew. that is good for us. so now the decision. should i stay or should i go now. i really think we will leave here. hard to wrap my mind around it. there is so much real estate out there. we could get some good land larger. save money from not paying pymt. and use to pay cash for larger piece. bare land.so looking at all choices. not feeling so trapped and lost these days.i think we will try to stay around here on the mtn. kids are here and grandkids. i am cleaning corral today and planting garden. i know some of you are way ahead of me. i am just starting sherrye

i was going to start a new post. not sure if its good pulling an old post ? anyway yipee, we sell our eggs at a place called school house produce. lots of organic local stuff. they also carry our soap line. they had mentioned they had 26 acres. when they opened their 2nd store at the open house...the husband said you should talk to jayne about the acres we bought. so i did today. they need their irrigation up and running by june. they know nothing. they will trade getting them up and running for a years worth of living there. i can take my plants and animals. its less than 4 miles from here. there is a well and power. holy cow. waiting on Jehovah my God is sometimes not easy. in the end i am always loved and provided for. if papa gets to continue union work we will save. in a year i will pay cash for land.for now bk. is imminent. i am going to include the house. i so appreciate delicias help. so now i see she has reached out to all the farmgirls. she is smart and knows her stuff. thanks delicia. i am vibrating right now from happiness. to know i have some where to go is amazing. will keep you posted. happy days sherrye i shall pack a few more boxes today.

Sherry, your courage in the face of this adversity is truly inspirational. I can't imagine the grief and terror that you must have been going through. I know how horrible it was for me when I came to Billings and literally had no where to live the first few days because our rental fell through literally as we were driving into town. (luckily my parents were with me and we camped out a motel). *hugs* You have been in my thoughts a lot lately!

Sherrye, I am so HAPPY for you. You and papa are the best and it is happening to everyone but, you took lemons and made lemonade. God has blessed and now you will be more abundant. Your tender words mean the world to me and if I can help you at all it is a privilege. I am so thrilled that I have found this site and am able to meet people who are like minded and know what it is like to be down but, keep your eyes on God and you will rise back up.

hey there girls, i went and saw the property. it is a fine piece. 26 acres already perimeter fenced. 6 acres irrigation. level areas with trees. i like it. i am hopeful. would sure make the transition easier. its close,there is a well, and eventually power. i can bring my livestock and my landscape. i sure think it will work. my jersey girls will like all the room.i will have the outdoor MJ bathtub for sure.lol when i told papa i could here relief in his voice.hes still in klamath falls. happy days sherrye

I am so glad you have found something and it really sounds like a good deal!! Sure will take some major stress off you and as you said to be able to save and pay cash!!!

delicia i do not know how to post pics yet.the sun is out and the girls are laying in the grass. i had to ask my neighbor cow folks if she was ok. she was sprawled out like flat with her down. kinda scared me. the old udder bag a sitting in the sun. ron said they lay like that to accomodate the horns. she is very pretty, very small, and the doe skin blonde. very stoic cow sherrye

Sherry, four years ago, hub and I came close to losing our home. He is also a union worker and with the ice storm we had, there was no work for four months.

Something we have come to realize over the years it that we have never actually been poor. We've had little money, eaten beans and rice and dandelions everyday for a month, but never starved.

I so feel your pain. Our neighbor, hub, and her boys are going through this right now. Their kids are best friends with our kids. Her stomach stays torn up into knots, and all I can do is bring her hot peppermint tea every night.

They filed bankruptcy five years ago on medical bills, car loans, and credit cards. They were able to keep their house by filing in such a way to pay back the money. They made one large monthly payment every month for two years but it kept them in their house.

So now, when they went to refinance the house, the company says the payoff is $130,000. Their original loan was only for $94,000. There is no way they can afford the new payments of over $1000 a month.

The blessing in all of this?

They will no longer have the stress of trying to find that $1000 a month mortgage payment. They are going to rent a small place for a couple of years, save up their money, and start over.

Keeping you in my thoughts. I know how this can work someone over. So glad you found a new place. It sounds perfect for you. Hope to see pics soon.

By the way, I've squatted in homes and lived in tents. Granted, I was nineteen-twenty, but we find ways to manage. Women are like that. :)

How true, how amazing it is the way we can stretch a dollar. For years I only used 1/2 pound of hamburger in hot dish, still often use less than a pound. We really work hard on using up leftovers and really how often is "stuff" missed.

Prayers out for all of you struggling. I know what it is like and probably always will as farming will be our retirement We will never be rich $$ wise but will be rich in happiness.

Sherrye and Nicola, My situation similar, yet not? But I know that one step at a time we will get thru! Change is NOT at all easy! Adjusting to new surroundings and things is tough.
