Hi! As I plan and daydream about my future farm, I wonder how much it will cost. I have decided that 5 acres should be plenty for me and what I am wanting to do. For some reason, I thought that I could get that in eastern KY for about $1000/acre. Is that way too low? Someone told me today they thought land was at least $5,000 per acre.
It's a fairly rural area in Northeastern KY. I tried to look online for land prices but haven't come up with much.

It seems high to me, Majal. We have land in Breckinrige County here in KY and the last time we bought a parcel, it was three and a half acres and we did have to pay $4,000 and acre, but it has a really nice tobacco barn and was attached to water rights on our other property and was in the middle of our other land(in other words, he had us where he wanted us). Have you looked for land company websites? We bought ours from the Kentucky Land Company. I would think that just land with no improvements would be a lot less.

Majal, my hobby is looking at property! I found a 3 bed, one bath, 61 yr old farmhouse on 9 acres in West liberty for $94,900. It's been on the market for 159 days. The carpet is a real strange shade of blue, a possible nego. point!

the mls# is 18224. go to realtor.com and you can find it. In Saltlick there are 12.7 acres for $7,000, Grayson has 22 acres for $19,9K East Point has 17 acres $25K, in Blaine 30 acres $30K. These have no houses, just property. Let me know!!!

Wow. Around here acreage goes for at least $10,000. an acre. And out here where I live you can't sell just 1 acre. It has to be 5 or more. A few years ago the 40+ acres next to us was sold to a doctor I think. I can't even imagine what they paid for it. Just about 8 cleared acres. And a pond. The rest mountain and woods. They have built a barn. That's it.
But what is also hurting us here is the property taxes. We have 3 acres and when we first bought it our taxes were about $450. Now this last bill was $930. We have been here 5 1/2 years.
I wish you luck in finding a place. Sounds like we might need to move to Kentucky.

$10,000 an acre! Oh my goodness. I cannot even imagine! Things seem to be very affordable compared to city prices. You can eat at a great little local diner for under $5. You can find a very nice home for under $100,000. I have seen a lot of great homes for under $50,000 here! But also, wages are much lower in the area. |

In MS our property taxes are almost $1000 a year on 2 acres and our house. I was impressed with the prices in KY as well. I am hoping to get a job here in the near future but once I get the experience I need I can go anywhere. My hubby and I have really been looking at south east OH. Good luch Majal. I work in SE Ohio! In Portsmouth. It is SUCH a neat little town! They are currently revitalizing a historic arts and shopping district down on the river called Boneyfiddle. It is adorable! And right across the river in KY (where I want to find a place) is both Greenup and Lewis counties, which are rural farming communities but with towns and cities nearby. So, come to Kentucky! :) |
