They just lowered the price of my dream farm by $10,500 today. I either need to win the lottery or sell the investment properties we have on the market to afford it, since our money is tied up in those properties right now.

Diana, could you make an offer subject to the sale of at least one of your properties? They might accept it if the market is slow, you could probably ask for 30-60 days. You never know!

Diana- Talk to them! They might be able to work something out! If they are lowering the price they might be needing the money. Perhaps you could do an owner finance (rent to own type of thing) until one of your properties sells. It never hurts to ask!

I suppose we could put a contingent contract on the place, but trading for one of our investment properties isn't an option since the current owners are elderly and are wanting to move closer to their children. I don't know if they need the $$$ to get their new place. All I know of their situation is that he's 82 and had open heart surgery, and his wife is 84 and it's too hard for them to keep up with the acreage anymore. We also have our home that we live in to consider, but I'm sure that our son wouldn't mind staying here...LOL!

What can you lose making an offer? Nothing ventured Nothing gained... Is it listed with a realtor? or owner? Maybe no family members want it.. It will depend on how badly they want to let it go. Just do It! Good Luck

It's listed with a realtor. I'm sure that the current owners want to sell it quickly so they can move closer to their children since they're both elderly and the husband recently had open heart surgery. Another factor is that we wouldn't want the 15 acres that is across the road from where the house is, and the realtor said they'd be willing to sell the place without the additional 15 acres(it's nothing but scrub/trees and would cost us too much to get it into shape anyway). So, it would be the home and 15+ acres, which is plenty enough land for me.

It's listed at an unbelievable price of $145,000 for the home and all 30 acres! Too bad that right now unless we sell off the investment properties that we have listed on the market, it might as well be a million dollars. :( I guess I'll keep buying lottery tickets and also praying the investment properties sell.

Diana, good luck on that lotto idea. I've been trying for a few years and so far only a few $$$ have I won. I still try just like you do. One day I might get my dream house. I have 5 acres west of Kalipell up in the hills paid off and ready to build that house.

That is torture and I know how you feel. We can't afford to move until spring and even then it is not gauranteed. So many things need to fall into place in order for this to happen.

Good luck...praying for some offers on your listed properties...I'd pray for a lottery win but that's more of long shot.
