Hi Ladies!
I know that I have brought this up before- but as I talk with the USDA Rural Development people more and more- I can help but think that this is just about as perfect a program as can be.
Let me be brutally honest here. I have really bad credit. Like scraping the bottom of the barrel credit. I am in the process of fixing it- but it is going to take awhile. I figured I had pretty much shot my chances of getting a house any time soon.
I just talked with the Rural Development lady in Yellowstone County of Montana yesterday. She said in cases like mine they will look at "alternative credit" such as how often you pay your utilities on time, length of employment etc.
They honestly really truly want to help people. Also they give you a lower interest rate that the market norm and depending on your situation, they sometimes will subsidize part of your mortgage payment!!!
You can buy up to 5 acres of land, you can buy land with or without a home on it, if you already own a mobile home, you can move the mobile onto the land you bought instead of paying lot rent all the time.

The local office for Rural Development for us (Moscow) is in Lewiston. I will update the info as soon as I can- the website is just running slow right now.
When I spoke with the lady in charge last year when we were thinking of staying, she begged me to spread the word. Her exact words were "We can't help people if they don't ask!" They have been so great so far. She also said that if our credit was to bad at this time, they would counsel us on how exactly to improve it the fastest so we could get on with them! Yay!

Hey, Alee. Thanks for posting this...it sure gives me some hope, too. My credit is pretty terrible, really. After my divorce about 10 years ago, it just never really got any better, regardless of how many jobs I worked.

Alee- that is wonderful!! Sometimes people get into debt for other reasons than just being frivalous. I knew of a family who paid medical expenses all on credit and were still able to get home help because they had the proof and they always paid on time and over the amount due. It is nice to see programs like this that really help people out.

I went to the link you listed Alee, and tried to search for listings, but not a single county I checked (in several states) had anything for sale. Am I missing something or using the wrong link? Our credit is pretty good, but we're having a hard time finding farms for sale! If you have any ideas on where they are listed, that would be great! Thanks for any help.

The houses they list for sale on that site are the ones they have had to re-posses. Instead of looking for something they are selling, instead call your local office, apply to the program, and if you get apporoved they will give you a certain $$$ amount that you can use to buy any house as long as it is in good condition.
They will inspect the house to make sure the roof, plumbing, electric, foundation, water source etc are all good. They don't want people who are in a financial hard spot to be jumping into a mortgage and then having to do tons of repairs.

Alee, any idea what a normal loan amount might be? We're in Florida and prices, though dropping drastically, are still kind of high. Just wondering if we could even get anything in our town or not.
Also, we keep bringing up the possibility of moving to Kansas, so I'm just curious what kind of money they give you to work with.
One other thing, do you have to be currently living in sub-par housing? We are renting a new home (we're the first tennants) but paying a lot of money for rent. But because we're in a nice home, I'm not sure if that disqualifies us. Rent is really killing us though.

Hi Katee!
The price is adjusted per county per state. So if modest houses run $200k in your area, they will give you enough money to buy a nicely modest house. Not a McMansion, but a good solid house with enough room. Also the number of people who are in your family affects it as well.
I think the biggest thing you will run up against in Florida is that you have to be in a "rural" area which basically means outside the city limits of any major population center. The town I live in is 30k people and it is consider rural.
And no, if you are renting I don't think that will disqualify you. We rent a pretty nice apartment but rent kills us too. I think renting is considered a non-prime situation for this program because paying for something you don't own does not help your community.
If you go to the website there is a place that tells how much you can get by county in each state. I will try to find that link for you.

Ok I went to the site, but I am so confused about this kind of stuff.
We are deffinately moving to rural Kansas. Colwich to be exact (we are hoping!). It's in Sedgewick Kansas (if you want to look on the above site's map).
Any way here's the situation, I met my husband about 12 years ago online. We married in 2001, he lived in NYC, (born and raised), even though I was born in NYC I was raised in Kansas, and when we got married I moved here to NYC cause he is the one with the job. (I've always been a stay at home wife, and now a SAHM) Any way, now we are planning to move to Kansas. Next year when he has 10 years built up on his current job so most of his benifits at retirement can follow us. The thing is he works for NYC transit (the subway system). So he will deffinately have to get a new job in Kansas. He can't be relocated to Kansas working for NYC transit! lol haha (no subways in Kansas). So when we get there, basically he will not have a job (he'll be pounding pavement from day one looking for a job!), and we'll be moving in with my parents.....
My parents.......well they do live in a McMansion. In Colwich, Kansas (and is also a wildlife preserve). They live on about 70 acres, with a lake and a 10 bedroom, 6 bathroom, 2 laundry rooms, 2 family rooms, plus a living room, 2 fireplaces, 6 car garage, yada, yada, yada log cabin.
Can this program work for us? Once we apply my husband's job will be brand new, and we will be living in the above stated McMansion....however, even though my parents are "rich" sort of speak, we are NOT! lol And will never be. My husband is a blue collar worker. And I'm a SAHM. Both my parents are white collar workers........well I think (mom dr-do, dad RN-with a bunch of other initials I never remember/psycho therapist/chaplin).
So can you help me understand! Thanks. :)
BTW, we are looking at a house around 60,000.00 in Colwich. (I think we could afford a 40,000.00 easier, but they are all run down and would need so much work, I don't mind working, but the ones in that range are like work that needs pros, like uh black mold, no floors-can see the ground! lol haha etc). 60,000.00 range is still in need of repairs, but ones I think we can handle doing ourselves and in our budget. |

I suggest that you start the process now, so if there are any credit hangups, they can help you start to fix them. That is what Doug and I are doing. :D

I am rather confused. We don't qualify for the direct but do qualify for the guaranteed. However, when I read more, it said "applicant must not have adequate housing but need to be able to qualify for housing." So does that mean because we have a house, we are eliminated from having rural property?

This program is to help those who are unable to afford adequate housing of their own. Since you already own a house, you probably won't qualify since you have such a major asset already, but it wouldn't hurt to ask!
