 My first Prayer Request- updated

On this forum anyway. But I think my problems are something most of you would understand better than a lot of folks would.

Ten years ago I was just like many of you- wishing for a farm of my own. Right out of the blue I was offered a place from a lady who had bought land that had a doublewide on it and she could not afford it. She would owner finance it to me. That was 10 years back and with 10 to go she has run into finacial hard times and must let the note go. With all the new banking regulations I cannot qualify for the loan. Well, maybe I will but it has not been easy. I have been turned down by several.

But it sure is not fair. I am self employed and have a good business. I have never missed a payment. The house I got financed separate of the land but had no idea that it could cost so much to more a double wide. I could move it to the other side my fence and have it on my families property but have been told that it will cost over $10,000. And then there would be a septic system and a water well to drill. So if I lose the land I may have to default on the house. This is so breaking my heart.
And the other thing is my 88 year old mom lives with me and I am her caretaker and support.
Please pray for me.

Just to let you all know...I got a call from the bank today and the banker feels he can work the loan for the land out. I did have the idea that things could still derail but for today it sounds very good. Please do not cancel the prayer request. But I am breathing easier.

I am excited for you, does sound good! Before we got this house, we had bid on 2 others but for 1 reason or another we did not get either. Sometimes you just have to chalk it up to: I'll get this if it was meant to be! Wishing you further good luck and certainly please keep us posted!

Thanks for the thought, Sharlet, but it is not laid out right. I do appreciate the thought though.

I do not know quite how the whole situation got so complicated. Just remember us in our prayers and that things will work out as they should. I will follow that lead.

I was hoping you could buy just the acre your house was on and then maybe you could sell that later on and have the money to set up somewhere else. Praying for your miracle.

Cheryl, My landlady bought a big block of acres and owner financed my part to me 10 years back. She sold the other section and paid that off later on. Her loan is one that renews every 5 years and her circumstances have changed with the down economy and she cannot renew it this time. Not only can she not budget it but her financial statement will not qualify her. On my side the loaning requirements have all been changed (since the banking industry is so messed up)now they look at my debt to income ratio and say I cannot afford it. It does not matter that I have paid every payment on time for 10 years.

Somebody else asked about the house- it is financed separately. But the current estimate to move it- $10,000. Water well, septic, and electric is another 10,000. So I have to magically come up with $20,000 to move the house. If those stats do not change then I have to leave it if the financing for the land does not come through. I have been given some other options though and I hope they pan out.

I too am praying for you and the whole situation. I will be praying for the Lord to work it out best for you. I like the idea of naming the cabin if you get it :) In fact I was just reading about choosing names for your dwellings yesterday :) Oh, a berry farm would be wonderful!

LaVonne, if your landlady is the secondary seller and the bank is the primary( they hold the original mortgage loan)your landlady must not have been taking your payments and paying the mortgage for this situation to happen. Do you have a written and notorized contract between you and your landlady? You might want to check with an attorney and see what recourse you have. It sounds like you've acted in good faith however she hasn't. Perhaps the bank would allow you to take over payments to save foreclosure if she would agree to sign the property over to you. Even though she might not like it, it could save her credit history from taking a huge hit for a foreclosure. Perhaps all is not lost. Keeping you and your mom in my prayers.

I do want to thank you all for your input and positive thoughts. It is terribly hard to think about losing all I have worked so hard for but I do totally understand that "sometimes the end of the road is just a bend in the road" and maybe I am not quite where I am supposed to be just now.

My family owns land next to mine and there is a 10 acre area set aside for me to use. And this has always been there. I have wanted to create a berry farm up here. You know, strawberries, blueberries, blackberries, raspberries, pomgranates etc. And I can do it over on the other property. I just lose the investment and OH MY GOODNESS so much work to move.

Today I was given some new ideas for moving my house and maybe that was prayers at work as it was things I had not thought of. My only other idea up to this point was to prepare for a major credit hit and move to a very small portable house. Here in this part of Texas there is a company that makes portable building that can be customized into very small cabins. You see them set up on the roadsides for sale. I just do not know how long I could last in something 14 x 40 feet(with Mom). Great for a weekend get-a-way but not for a long time. If any of you have other ideas on that I would like to hear them.

To answer specific questions the renewal date for the loan is August 9.

Marsha, you offered the thought of a reverse mortgage but I am 53 so do not qualify.

Prayers for my landlady, I do thank you for that. I do understand her position and though things are a bit rough between us at the moment. None of us want this to happen.

Corrine, I loved your signature line and if I do wind up in that little 14 x 40 cabin I am going to make a sign for the door- Heaven on Earth.

I am certainly praying that you will get your financing (be smart, though--desperation blinds us all!) and I am really praying for you and your mom.
