Okay, I feel absolutely silly and I hope this isn't a stupid question but when I look at the website - http://www.rurdev.usda.gov/ - I am totally overwhelmed and lost and do not know how it works. Can anyone sort of give me a break down as to how it works? I feel goofy in asking but I have looked all over and don't quite know what I am looking for or how it works in laymen's terms .... or am I just slow? LOL.

Yeah! When we get just a tad bit more situated (my husband is a musician), I/we will be doing that. I thought I'd start a thread just for this (since I didn't see one) so in case other farmgirls were like me, there might be an explanation. I just saw if we qualify and yes, we do! Hehe!

This will help if my husband also decides to go to school to be a teacher... I'm thinking Sam Houston ... so that area...... my mom and brother is up there as well .......

Okay here is the quick run down:

It is a loan. It is a term loan for 32 or 33 years. You will have a set spending cap based on income and living expenses for your area. You can buy just land and use the remainder to build, by an existing house, buy land and put a mobile home on it etc. They will inspect any home that is erected or existing as they don't want you to get into a situation that needs repairs right away. It is for mid to low income people. There are income caps that you can't go above.

There is a maximum allotment of 5 acres, so you can get less, but not more. You need to call your local office and make an appointment with one of the USDA Rural Development people as you need to fill out paper work, run a credit check etc. They will also counsel you on your credit if you need it.

Oh, sorry! LOL. I was wanting to know more about how to get the 5 acres everyone is talking about. Is it a loan? A grant? how do you start?
