Last week was definitely the start of summer. It has been an ideal spring, very comfortable! Now we have the heat and humidity So. Indiana seems placed for. The kinda air that makes breathing hard. Hot and miserable. I guess in the shade it has been bearable and there have been some occasional breezes, so God isn't steaming us too badly.
My worst concern is my poor husband, who is working in it. Welding, packing hot, heavy metal, in the sun.... :(
We were discussing over the weekend how ideal the weather is for us in the PNW... Ah....Washington if you had affordable farms for us you would likely become our home! Even with some of your laws that aren't ideal for us! But, we have had better luck with leads in KY and MO...

We looked in MO, TX, OK and CO for our place. That's a lot of driving around! I remember leaving MO to drive to TX on a really humid morning (they haven't been too bad this year except for that day) and somewhere just into OK, I drove out of the humidity. And curiously enough, on the trip home that night, I drove back into the wall of humidity on the way back. It was really strange. Looking for a place just about brought us to tears. So much time and expense looking at property after property and they were all terrible until we found ours. And it's just right.

We are in Springfield, but we're moving to Northeast Texas next month. We were ready to put an offer on a log cabin in CO, but because the plumbing wasn't in yet (we were going to put it in), we couldn't get a loan on it. That was after so much looking at other places. Truly, we were demoralized. It was the second offer where something went wrong. And then seemingly out of nowhere, the property we are purchasing popped up, and it was perfect! It's just outside of town among the other farms and my neighbor two farms down is selling me a couple of Buff Orpingtons, ready to lay, that she's hanging on to for me till we get there! Instant eggs and instant friendly neighbor!
There's hope. :) I know it doesn't feel like it, but there is.

Our non-negotiables were rural and acreage and not too close to the neighbors. What made us look in CO was that my daughter lives a half an hour away from the cabin we were looking at. In fact, she found the property. It wasn't perfect -- we wanted a farm -- but being close to my daughter made us ready to take on the snow! It was a beautiful cabin on some beautiful land. We thought of it as getting our vacation property first. :) We were going to rent to vacationers and use it to help fund the farm we hadn't yet been able to find. Once we had put in the plumbing, the value would have soared, and we could have sold it at a profit. But, apparently, these opportunities are only for cash buyers. A lesson learned.

Sorry, forgot the Texas part!
Last winter was a horrendous winter here. It seemed that spring would never come. We cast our eyes toward sunny Texas. Texas has year-round gardening. The weather is warmer in the winter. The people are friendly and have a clear (Texas) identity. No state taxes. Affordable land. USDA loans. Good Mexican food.

That is too bad. our must have seem to grow about weekly. I told my husband yesterday we need to sit down and write them all down so that we can actually share the information with realtors or people and maybe find the farm we want.

We have considered TX. we love that they are very strong on the personal liberties. And we love the year-round garden idea. But it seems like all the affordable and is towards the west and it's not very pretty to ask. The other problem is there are too many illegals.

We ended up in the mountains of western NC. I am from VA and my DH from CA. Over the last 36 years we have lived or owned land in the following states ~ CA,WA,NV,NM,CO,FL,TN,NC,& VA. LOTS of moving around. When settling down time came we looked at a lot of factors. Good growing season, plenty of water, cheaper land and ability to survive a economic crash were just some of the things we reviewed. With those things in mind we chose western NC. Now I am not crazy about some of the NC laws but most do not personally effect me directly. We bought 10 acres with a 1500 sqft house, spring, well, septic ready to go. It cost us 59,000 with owner financing at 5000 down and payoff in 6 years. I can also say there is very little humidity. I have asthma so this was a big concern for me. Today is 80 with a nice breeze off the creek. lots of trees for shade too!

We moved from West TX to MO a couple of years ago. When you're looking at TX, be sure to find out what your property taxes will be (not just what the seller has been paying.) Ours went up every year we were there -- our property (but not all properties in our county) -- was reassessed each year. Much larger house/property in MO but MO income tax PLUS MO property tax is about 1/3 of what property tax was in TX. |

Alicia, we'd love to have you here in Texas but it's certainly not cooler.
I'm always looking at properties. Right now, there is a plot of 49 acres for $165,000 just north of Houston. It is incredible...even has a river running through it. Totally unrestricted, so you can do whatever you want on the property.
I'm not familiar with all of Texas property, but down here in the southeast part of the state, there is land to be had for as little as $2,000 an acre on up. I'd say the average within a 2 hour radius of Houston is $10k an acre.
There are several plots of land of 10 acres for around $100K. There are also several with houses on them. They all have their own well and septic systems.
As Stephanie said, we have year round gardening, we even have fruit tree varieties that grow down here. No state income tax. Affordable land and housing. Ag exemptions. Not only good mexican food but fantastic seafood, soul food and Cajun food. The people are definitely friendly down here.
God fearing. Conservative. Hard work ethic. Gun freedoms. Land owner's rights. Homeschooling freedoms. Big trucks. Down home values. I know most of the rest of the US thinks us Texans are cocky and proud. Well, we are and I'm not ashamed or apologetic for it. Texas is a fantastic place to live.

Here are two websites to search.
www.har.com Two ways to search...type in city and criteria and then search. Or, click on map search then type in criteria and a map pops up of southeast Texas with little balloons of all the matching houses/land for sale.
www.realtor.com Search by city, zip code, etc... Let's say you want to look around Tyler, TX. You can put in the criteria to also search within a 20 mile radius of the area.
