Hi everyone! I haven't been on in an age.... After a very long 4 month or so process, we have finally closed on a small farm in Ohio. It is definitely a diamond in the rough but I love it. It was built in the 40's by the people who sold it out of old railroad ties and plaster walls and hasn't had much done to it since. It sits on almost 3 acres. Has a barn that is half fallen over but part of which can be saved. It is only about 1,000 square feet and will be a bit of an adjustment with our 3 kids (5 kids every other weekend) but I'm looking forward to having to simplify and pare down. The house has a great wood burning stove and hardwood floors throughout. The best part is that it borders the university's biological reserve with 350 acres and hiking trails. On the other side is a sheep farm and the woman spins and makes soap. I can't think of a better neighbor for my knitting and needle felting obsessed self! Here are a few pics. I just wanted to share my excitement with some ladies who understand (most people just look at it and see lots of work). I hope you all had a beautiful holiday!

Megan, I am so happy for you. It is just beautiful. I can assure you that I see beyond the work as we have been in a fixer upper for 6 and 1/2 years. I could see the potential at first site and a lot of our friends were freaking out. I now have almost a beautiful home that I would not trade for a big brick mansion (unless it had a lot of land of course and barn and water and fence......lol) We are almost done with the remodel and it is so gratifying to look at certain things that we have improved on and we can pat ourselves on the back for a job well done. I guess the best part of a fixer upper is a low mortgage payment!!!
A lot of our projects were so cheap such as my front door that I spotted sitting on the side of the road up against a tree and after much argueing with my dh we stopped and it was for sale for $25. I cleaned on it for a couple months and I now have a designer brick red front door that makes the place, I get lots of talk out of my door... Another is my huge stainless steel deep farmhouse sink from the Habitat for Humanity Restore brandnew for $75 Khoeler brand. No farm girl should be without a deep sink and high faucet if she does any canning!!!!
Enjoy all the hard work it will definately pay off. I can see your smile all the way down here in Virginia.
Oh yea I would love to even have someone that I could drive to in a decent daytrip to show me how to spin let alone next door!!!!

Thanks for all the encouraging words farmgirls! Becky-I found a habitat restore in Columbus which isn't too far and I can't wait to go check it out! I've also found a lot of great stuff on www.craigslist.com like a deep corian sink with a new Moen faucet for $50! I love finding deals lie that. The old barn that is half falling over is full of lmber which we plan to re-use for trim, shelving, etc. I'm reading a great book called A Little House on a Small Planet that is really helping me feel good about the small quarters and the benefits of working with what you have. Like the lower mortgage rates, lower heating/cooling bills, and less housework! I'll post some pictures as we make progress. Right now the bathroom is totally gutted and we ripped out the bad kitchen linoleum only to find 10 in wide wood plank floors. It is definitely an adventure.

What a cute little house. I understand about the small size. I have been living in a 2 bedroom mobile home for the last 2 months with 6 kids and my husband oh yes and 6 cats, 2 rabbits, and 8 dogs counting the 5 puppies. I bet you will do just fine. Hi Megan and all farm girls. I, too, am a new farm girl, graduated from wannabe farm girl six months ago. I know exactly how ya feel Megan. It is exciting and wonderful. What a beautiful setting with all the trees and big windows. I will post some pictures of my little heaven soon. Also love the tip about the farm sink. I've been looking for one for awhile and they are soooo expensive. I didn't know Habitat had stores. I will have to find one somewhere near here, Hardin Co. KY.
I'm also a felter, stitcher and occasional knitter and proud new owner of 8 sheep!
