It's a familiar story on this board... I stumbled over a beautiful farm that DH and I can quite unexpectedly swing financially. It's an owner carried 20 acre missouri farm with a barn-chicken coop/dairy setup, large established garden, small but doable house, and an amazing orchard.
I just sent an email about it, so as far as I know I may not even be in the running for it, but I'd appreciate any prayers to guide us along the decision if we progress that far. Our "plan" would change dramatically in regard to DH's career and continued education, and he'd be faced with finding a new job from scratch if we went this direction.

Don't get me wrong, It kinda ruined my day. I am sick of this house (the one I'm in), and I am sick of this state but at least I have some spendable money I can use to improve my current quality of life and still chip away at the ultimate future goal. >_< Goodbye bad old debts. Hello new mattress and front load washer.
Oh, and critters. I can get a few new barnyard buddies now too and don't have to be in a worried rush about selling off most of my birds.

Oh boy Jen :(. I am sorry to hear that you have encountered yet another hurdle, but happy to see that your attitude is right and then you can see that if it is meant to be it will be. Good for you. When the right one comes along you will see it and know it and feel it.

One more hurdle... and it's looking like it's not meant to be. Another party put in an offer and put their own house up for sale. Unless it's dependent on them selling their house first, or the offer isn't enough to please the owners. I'm pretty sure this is the end of the line though. Guess we will sink our savings into improving our credit for a mortgage later.
As long as they don't string us along for the next 2 weeks and make us waste money on a cross country trip just to look, I'll be OK with it.

I'm actually in contact with the owner, not the Realtor and she informed us it was simply expired. Seems like my competing pool narrowed considerably. I think she can tell I'm serious when I say I was looking at kitchen sinks for the house...
3 weeks of waiting left till I can go see it in person, then it's all about paperwork. I will take tons of pictures both for myself and to share. If we get to that step I will immediately commence enough project planning to provide forum fodder for quite a while. ^_^

Oh my, just clicked on the Realtor page and listing has been taken down. Just the address and map ping on the bookmarked page and says "not for sale" looks like the realtor's contract has expired or it sold (but not likely since I got an email answering a question about the kitchen sink yesterday.)

Still looking good as far as I know, no "developments" from the realtor. I think the "cash buyer" is probably a fabrication of the agency-it's just *too* convenient. Found the online add for the place from the realtor, and it looks very unappealing, just a little square house on a winter-time lot with barren trees. They don't even mention any of the good points of the property. Only "incomplete 2 bedroom house on 20 acres".
Good for me as a potential buyer stuck in waiting for a month to get out to it, bad for the owners who wanted to sell the place more than 6 months ago.

You know how the geezers say the "winter makes them creak"? Well when I lived in Oregon (quite humid itself actually), all the old spots I had broken bones never phased me no matter what the weather did.
Once I got here where it's arid all the time, I am in AGONY without ibuprofen whenever the barometer fluctuates. You can't tell me that it's just "age" when the difference was between being 25 and being 26.
A couple weeks of humidity sounds a lot more manageable than 3 months of temps around or above 110. Thats what my energy bill says anyway.

Good luck Jen! Missouri is nice but a far cry different than AZ! Things will grow better there but geeze! it's humid in the summer. Hope you haven't grown too used to AZ dryness! You'll be posting here in a couple of months wanting to know how to wring yourselves out, LOL! What ever happens have a good vacation!

As an act of desperation, I decided to post sever "farm wanted adds" on the local craiglist, ebay classified, and lands of america, and I actually got a reply!! A gentleman bought and began renovations for a farm as a wedding gift to his son but the couple divorced before the house was finished. It's a very promising lead and
I requested more information.
A good thing too! Because I feel a little silly driving 22 hours one way to look at ONE property and coming back. It would be nice to actually have a choice besides buy "this farm" or nothing.

Still looking good, BUT- a gal from Iowa was also looking seriously and had a carpenter out to the property for an estimate last week according to the realtor about to lose the listing at the end of the 6 month contract. Apparently her old property is sold and she is a "cash buyer". For us, it's the only farm we can consider, but she can buy anything she likes-- crossing my fingers hoping she likes something else better! (or that the realtor is trying to BS his way into keeping the listing active.)

Thank you so much Alee. On the one hand it's a relief to be getting away, on the other I feel like I'm abandoning my family and screwing them over, but she's not worked in 2 years, and my sister has no reason not to get a job now. It's time they stood on their own. I should know that my mom does fine when she has to solve a problem on her own.
At least she agrees it's an important opportunity and she's not trying to talk me out of it like many passive aggressive mothers would.

Oh Jen! I hope that the local economy could give you husband a better job and that you get the new house. I am sure with fewer people in the house you would have less utility and food bills to pay and I know the co-living situation has been stressful for you. I wish you the best of luck!

Hi Girls!
I've exchanged several emails with the sellers now. It appears that we are not only in the running, but we are the preferred pony. :D
I broke the news to my mother today that this could happen sooner than planned and showed her the place. She agrees we have to jump on it. This was an important step as my mom has been living with us and paying partial bills and she knows now she should plan for her own place soon.
DH is putting in for paid vacation time today so we can go see it early feb. The owners have already moved to Texas so it will take some schedule finesse-- I'm waiting to hear back a confirmation for our "inspection appointment." If all goes well we would start the paperwork for the sale on that trip. Our tax refund is officially on the way and gives us more than enough to make this happen.
We figure even if someone sweeps them off their feet with more money down or a full cash offer we can still use the vacation time to get to know the area... it's still where we plan to move eventually, so I will reserve my excitement for that-- just in case.
If this part comes together, the next order is going to be securing a new job for hubby and finding a local school to continue his medical education. General prayer is still appreciated. Maybe even a pay upgrade (he's been told many times that he's worth so much more to the company than he gets paid.) The payments would be less than 150$ more than our rent now, but its still a huge leap of faith, we don't often have an extra $150 in our budget at the moment (would probably even out with our insanely high utility bills.)
