Located in central Arkansas, near the Little Red River, on five acres with a creek:
Country home on five acres just off pavement. New kitchen cabinets with granite tops, new metal roof and HVAC in 2010. Property is fenced and has 20x40 barn very suitable for horses. In addition, a small chicken coop that has withstood all sorts of critter attacks. It is a small Fort Knocks of chickenville. During the day, I allowed my chickens to run free and they were never disturbed. It has an established garden area that I have NEVER used pesticides on. Several trees have been planted and the front fence has a HUGE honeysuckle plant, in the back, a large section of fence has wild roses growing on it. It's located in a small town with population around 700.
We are asking $78,000.
We are moving back to Louisiana at the beginning of July so the house will be available soon. In addition, the house will be cleaned top to bottom before we leave.

I've driven through Pangburn a few times on my way to Searcy. It is not far from Little Rock, either. Also close to Heber Springs--beautiful lakes there. Nice little town.

Yesterday dh and our tenant got things worked out and we are going to be moving to the KY house as soon as tenant gets a small traier put on our land so that he can stay there and keep up the land for us. DH's back just won't be strong enough to do any heavy work and our tenant is a great guy and wants to stay on the land and help us out. The property is large enough and remote enough for a trailer to be situated in a private area away from the main house. If and when tenant saves enough for a good downpayment and is ready to purchase back property, we'll be living in KY, not a bad deal.

I had a lot of mixed feelings about purchasing a foreclosure. I can empathize with the owners and the great sadness they must have felt leaving their home behind because of some misfortune. When I visited Florida earlier this year it was mind blowing to drive down through a residential neighborhood and see home after home in foreclosure. At the same time that I don't want to buy someone's shattered dreams it's really hard to find a house I can afford that's anything other than a two bedroom 1960's mobile home for us. The paperwork is a nightmare to wade through when purchasing a foreclosure..always something more the lenders want and the selling bank won't agree to do anything about the problems the house has. And the upfront money is constantly changing at first we needed none to now we have to come up with $920.00 which is a lot for us right now. So I'm saying a prayer our house in Arkansas sells soon.. it's not in foreclosure thankfully. |

Yes, foreclosures are a great way to go but the hoops you have to go through to finally buy are really rediculout. Our credit was good but there was always one more question that needed to be answered, one more document that needed to be signed, on and on. You got an even better bargain that we did. It's just sad for the people who had to sell their home.

Good luck to you and I understand. I wish there were more trees where we are moving to as well. Hurricane Katrina wiped out a lot trees in this area and I'll be planting more once we get there. And financing is a nightmare these days. I have ok credit score but it's really really tough.
One thing we found is a foreclosure it's a beautiful home that originally was being sold for $400,000 right after the hurricane. When so many people became displaced a lot of people on the north shore hoped to sell what they had for lots of money. No one bought this house for that ridiculous price so they let it go back to the bank who then tried to sell it for $220,000. Still no one bought the house... so the longer it sat the cheaper it became. We put in a very low price of $80,000 and they countered with a little higher price and we accepted it.
If you can swing the financing foreclosures the way to go. Good luck to you and I hope you find your dream home. |

Our property in KY has 39 acres and 14 of them are woods. The house is situated in trees and can't be seen from the road. DH had back surgery this Spring and doctor says he's not to be riding a tractor or lawn mover and so we're looking for a smaller place. It's just too much work for us retirees. We're going down to visit it and our tenant who's in the house until we get this one sold. He want's to buy it but we're not sure he can get the financing. Good luck with your sale and good luck to our two sales, the KY property and our IN one we're in now.

Thank you for looking at it. And I hope your right that it will sell quickly.
What you can't see (and I didn't think to mention) on the property it has four huge pine trees that's way taller than any structure around in the area, that's on the west side of the house. In the front I have planted a maple tree that is in it's third year, and another maple tree on the east side that is two years old. Along the drive way there are several types of trees that are very mature. The kitchen window looks out to a Jane magnolia tree that I planted four years ago and it blooms every year. And it has a large Althea tree that is on the east side which blooms every year as well.
In the area there's a farm that opens only one or two weekends a year around Father's day that sell their collection of day lilies that are awesome. I have several of those which I'll be dividing some of the bulbs.
And on the Little Red River has the best Rainbow Trout fishing and hosts several camps and competitions every year. I personally suck at fishing for trout but a lot of others have a great time with it and Fly-Fishing is very popular around here as well.
If I can think of anything else I'll post more but that's all I can think of at this point. Thank you again!

Hello Nancy,
The town is called Pangburn. It's a nice community and it's hard to leave it but our hearts have always been in Louisiana so it's exciting to move back. I will send you the link so you can see pictures of it. Please keep in mind my husband was the one who showed the home to the real estate agent and he did not know he would be taking picture.
