5 acres, 3br/2ba house. Neighbors all have horses - really friendly horses. Property is located on top of a mountain, it's pretty level, it's a foreclosure - for 75,000!!!!!

I looked under the house, we'll go in it tomorrow. The structure looks great, just built in 98 (so much for old fashioned farmhouse... but it does have a creaky old farmhouse screen door).

If I need a job - Chattanooga is all of 30 minutes away. The house is 8 miles from the interstate!

So I'm thinking, and trying not to get my hopes up too much... but it is so quiet and peaceful!

greyghost did you buy the land for 75000? That is a great deal.
My husband and I just bought my parents farmstead as part of an estate and the house is not liveable. It is 8 acres with a nice garage but the other buildings have to be torn down. We have a lot of clean up to do. anyway at the auction it went for 114.

Hang in there, Lynn. When it seems impossible to go on, take a deep breath and know that you can go on. Here's an up side....When you and hubby are old and gray you'll have lots of stories to look back on and laugh. At least that's what I keep telling myself! HA HA

Catherine, our lives have been a rollercoaster ever since we moved here! Before that, even - our five years of marriage have been nothing more than work and stress.

I am hopeful of finding the right place, but I want it to be the right time, too. I'm expecting the real estate market to continue to slow... maybe I just have to wait for it to be a buyer's market again and have that down payment handy!

I just read through the pages of this thread. Wow, it sounds like you've been on an emotional rollercoaster! But, it also sounds like you've let it go. Sometimes, when we finally let things out of our grip, that's when God moves and gives us the very thing we gave up on. It is an honorable stand to not want to have a mortgage. That would certainly be a blessing! Your most recent post sounds like you have a plan. But, there may be someone out there that's looking for an unfinished house. Perhaps it would save you money on finishing it. I'm not trying to stir the bee hive....just a thought. I hope all goes well for you.

I've felt it in my spirit before, Jan, but DH has to feel it in his spirit too.

I am at peace for now, I realized what I need to be doing is building my business and focusing on that. And we can't hardly put this house on the market, or rent it out, unless it is finished, can we? So no more distractions on looking for the perfect house. We'll find it when the time is right.

Lynn, it sounds like you're at peace with your decision. I agree with the mortgage thing. You'll know the right house when you find it. You'll feel it in your spirit.

Jan, I think I have decided against the house. We love it, We love the location, I feel so at peace and happy there... but after not having a mortgage - I truly never want another. The thought of carrying a mortgage on my own home again gives me the queasies.

Better will come along, maybe with the 10 acres we really need for a tree farm. Now is just too uncertain with DH starting out on his own in a few months. And maybe that house will be old - this one is only 6 years old, so not quite the old feel I want and I think I might keep looking for better anyway.

I really want my next move to be IT - I want a place where I can be old, and have been growing things in that garden for 50 years, and have watched trees grow and develop and die and new ones go in their place.

Lynn, That's a big decision to make. It sounds like you've really thought everything through though. Is it just coincidence that the house is back on the market? Is that maybe a second chance for you? Boy, I wish I could be more help, but I'm no better at making big decisions either. Tell yourself you're going to take the house. Does your stomach flip flop or do you feel a sense of peace?

Ohhh - just north of Atlanta. Yes that area has grown.

We moved to Summerville from Florida (Tampa area) back in March. We picked this little town as it is 45 min. south of Chattanooga, and not too far from Rome, which is an hour from Atlanta, Chatt, and Birmingham. It's a beautiful area, a little backward in some ways, but that's okay. At some point all that growth and expansion of people looking to have vacation cottages outside Atlanta in the mountains will hit here too.

I've decided we could afford MANY acres in Alabama, and it is just as pretty as here. So when S'ville gets built up, I hope some like minded people join us and we create our own little settlement over there.

As for finding others on this site - I guess we can just keep track of them as we see them, or start a thread about a N. GA chapter (or both).

Lynn, we are in Forsyth County. When we came here in 1989 it was so sweet. Now, we can't wait to get out. The growth is uncontrolled and the quality of life is the pits. Five acres on a mountain top...hmmm...sounds blissful...you've got so many options and ideas...I bet you'll know exactly what to do. Keep us posted on what happens. All I can say is, "There's no time like the present." Okay, that's not all I can say, but it's all I will say. How long have you been in Summerville? Now, about that North Georgia chapter. Do you have any idea how to find others's on this site who live in the area? Surely there's a way to do a search. Good luck on your decision making process!

The house in question is about 20-25 minutes from where we are now. I'm a graphic designer, everything I do is from home and all digital, so whereever I go doesn't matter (and yes, DSL is available there, I did check!).

DH hasn't started his business yet. In fact, he isn't sure of what he wants to do. He really wants a tree farm, and 5 acres is a good place to start the trees before they get so large they need a larger plot of land about 5 years from now (they don't grow that fast!). But the tree farm would be on the side, he wants some other business, but he also wants it to be Internet based (he wants to build things and send them out).

It is very interesting to me that it comes back on the market right when I have resigned to staying here. "Here" is not bad, we live in town, on 1/3 acre, much of which is eaten up by a 1,300 sq. ft. house and a 425 sq ft. in-law suite, the suite is remodeled now and we are living in it while we work on the house. From there the plan is, the suite is rentable for people vacationing (the B&B in town wants to send us their overflow) or could be used as an office location for me.

We do have a sunny front yard that is good for growing veggies, and a shady backyard. The neighborhood is okay, it isn't great, but not a bad one either. Homes on our street range from about 75K to 145K in value, maybe a little more. The ones across from us are in the 200K range, while some of the homes behind us may be worth only 45K (oh and there is one I wouldn't pay more than 5K for...).

Oh yeah - no, we don't have any kids.

Where in N. GA are you? I would LOVE a N. GA chapter.

Okay, Lynn, bring me up to speed. You are living in Summerville now and the house in question is how far away? Your business is design? Do you have a store in Summerville? What else ties you there? What about your husband's business? Is that move-able? What about kids? Is that an issue? I notice you say the house is "ideal" for you. "Ideal" doesn't come along very often, for sure. Don't you think it's interesting that it's back on the market? I'm so in the mood for change myself to a farm life, that I'd be apt to say "jump!" (p.s. still interested in a North Georgia chapter.)

ACK! That SAME HOUSE is back on the market - I'm waiting for word back from the realtor to find out if it's just a misprint... but I am back to weighing and evaluating all over again!

My hubby also likes the house. It's ideal for us. But we keep asking ourselves if "now" is the time. Our moneys are uncertain - we have a NICE savings right now from the sale of our homes in FL, but we paid this home off thinking DH would be starting his own biz and I am already self-employed. So it makes things less than solid, and being that far away from everything might make things difficult.

It's not like we couldn't take out a mortgage on our current home and have the new one with the land entirely paid for instead. Either way, there would still be a 30K mortgage, and our current home is being remodeled.

I soooooo do not know what to do. I was finally at peace with the thought of living here for 10 years or so, while our businesses grew and we could save up the money to buy our land, and have the current savings as our safety net while DH's business gets off the ground and we continue to remodel our home (we do the work ourselves, DH is making our new front porch right now).

It sounded more perfect when I found out for sure it isn;t a modular, but a house.

And then the realtor just called... it's under contract now.

So we're second fiddle. Best I can do.

I got up very early this morning thinking (3:30 this morning) and evaluating everything.

More land for a garden would be great. I did a little grocery shopping last night and could not believe how some of the prices have gone up already, probably due to gas. More canning and more fresh veggies would be a blessing. I'd also be able to raise my own chickens - meat costs are horrible.

The hard part is, I do not currently have a job, my husband does, his work would be an hour from this house, so we would stay here for the remainder of the school year. I figure that would give me time to clean up the inside, and we could decide in the Spring if this will work out for us or not. By then we can either move in, or sell it at some small profit (after paying a mort. for 6 mos... plus capital gains, the profit is less of course - an appraisal will help us decide that).

DH is not working next year. Our plan is to buy 4 rentals (rentals are old hat to us) to pay the bills and to keep him busy, he can start his tree farm on these 5 acres (they don't need much land at the start). My current income as a freelance designer currently pays our basic living costs, but no extras.

So I have 2 choices, and the time to decide this could weigh in the Spring as well. I plan to take an aggressive marketing campaign so more places know I exist. If by Spring I am making close to 2K a month, we're golden.

Or if I can't get the biz to grow, I will find a job (sigh) in Chattanooga. I'm talented, surely I can find something there. I just am not looking forward to fighting the corporate world again.

If we move - I will miss this town. I already know so many people and feel so welcome, that I hope I can get my biz to grow so I can keep the little MIL suite we remodeled as my biz location, and the house we haven't finished remodeling can easily become a rental home.

Sara, a 2 hour commute sounds awful. In thinking about a job, I saw a good one in Birmingham - but that would be 2 hours from S'ville and DH nixed the idea.

You're a lucky lady. Hope it works out!

I dream of living on a farm but my job is in downtown Atlanta. A 2 hour commute kind of takes the fun out of owning my dream house in the country, but I'm always hopeful I'll find a diamond in the rough somewhere.
