Posted - Nov 29 2010 : 08:50:22 AM I'm so exicted I can hardley sit still. We've been looking at property since early summer. Made a few offers on some, been too late on others. Now, a 40 acre parcel with a very nice large home on it is up for auction from Fannie Mae this evening. There's a potential we could pick this up for very little money but on the reverse there could be auction crazy people who just want to bid it up.
If all my sweet fg sisters could say a prayer or think good thoughts for us I think we might be able to be the high bidder on this little piece of heaven. Squeal!

Posted - Dec 02 2010 : 11:42:31 AM Thank you all so much! I am feeling so blessed right now, it's rather humbling.
For those of you who asked I was looking on the MLS online daily but kept thinking I was missing something since so many of the foreclosed homes around here weren't on the MLS. I went to the websites of the VA, FHA etc and somehow found out about Fannie Mae and voila! There was this really nice property that was not on the MLS. It had just been reduced in price to something we thought was doable but by the time we called the listing realtor she said it wasn't available since it was going to be auctioned. We still called our realtor about it and he arranged for us to go out and look at it. I then started checking the auction company's website and saw it was finally scheduled for auction. You know the rest of the story.
If you're interested in checking in your area, Fannie Mae's website to see the homes is http://www.homepath.com/. VA homes can be found at https://va.equator.com/index.cfm? FHA homes can be found at http://hudhomestore.com/HudHome/Index.aspx.
If you are remotely thinking about it, I'd check it out. There was another property auctioned that night that was 4+ acres and a 1000 sq ft home that went for $35,000! It did need a lot of cosmetic work (carpet, doors, appliances, etc) but $35,000? That's less than a lot of cars for sale now!

I saw your post and kept scrolling down hoping that I'd see where you got it, and I wasn't disappointed! I bet you're in seventh heaven!

I guess Fannie Mae has two weeks to approve the sale price (which the auction people said is rarely a problem)then we can close 30 days after we get the approval. So we are looking at mid to late January before we can get possession. Brrr! Moving in January in Wyoming is going to be brutal but we only have to move a small apartment for now. We still own the house in Littleton so the rest of our furniture and belongings are down there and can wait until it's warmer to move that.

Posted - Nov 30 2010 : 08:57:07 AM We got it! I am beyond ecstatic! And we got it for a good price, around the same amount we paid for our house in Littleton 26 years ago! This one is way bigger, has nicer appliances and cabinets PLUS it's got 40 acres rather than the 1/3 acre of the house in Littleton! I finally get to get some chickens this coming spring! And eventually we want to get some miniature cattle. The street is called Charolais Lane, I wonder if they have miniature Charolais cattle?
I feel like I'm in a really nice dream!

From what I understand of the auction process, you start off at a set opening bid (in this case it's $25,000.00 then bid until you have the high bid. The second hurdle after the bidding, Fannie Mae has two weeks to approve the high bid auction price. Third hurdle is closing within 30 days of the approval. Once all of those happen we can "relax" and start the moving in process! Looks like we might be in for a very intense 2 months and I'm not even thinking about Christmas at this point!
