Haven't posted here lately as I thought the news would get to us faster....

The bank accepted Dads bid on the house we fell in love with in NM-now we're waiting to see what the house inspector says. The ball is in our court & we have the right to say no if we deem the property unfit. While I feel it's all a go we're taking every precaution to be sure everything is A OK with the property,the house,the outbuildings,the propane & septic tanks,& the wells. Somewhat nervous-not about the property but that this huge step is the right thing-starting to put things up for auction already to thin out my own stuff that is simply taking up room. Yet I also feel like we were guided to this place-the events leading up to it were truly serendipitous! Will let you all know when I get more news.

thanks,all! It has the most beautiful view of a mountain range when you look out into the backyard (all 5 acres ) can't wait to sit out there some spring morning havin a cup of coffee.

Congrats, Congrats, Congrats!! I wish we could all come and give you a big house warming party when you move down- to paint and clean for you and do all the fun things that a housewarming should be. You are going to LOVE your new home! I can just feel it! How exciting!!

Not until next year some time-to move things into one of the big storage buildings. We're renting it out in the meantime so the house isn't deserted and to have it earn $$ for us. We'll be in so cal for another year and a half,I think.

The house in NM is now ours!!!! I can't believe we now have a home on 5 acres,with a modern barn and a workshop to boot with raised gardens for veggies. Still working out repair details with the bank-there was some sort of mis communication about repairing the roof. Feelin very blessed...we'll finally be on a farm & out of the big city. Of course,that's a year & a half away,but such a relief to know it's going to happen. I want to thank you ladies for all the good thoughts,crossed fingers,and prayers. The Lord & Lady has blessed us beyond what I ever dreamed possible. I'm really workin my biz now-want to be fully self employed by the time we move.

update: the bank is getting estimates on the repairs we have requested,and asked to extend the closing from 11/8/10 to 12/8/10 which we've agreed to. They've only refused one small repair,and our realtor has a pair of possible renters for us already. Hoping for the best.

Latest word is the bank is getting estimate on what we've requested be fixed before closing,and they've only refused one item-something about a panel on a 2nd garage door. They've also asked if we'd extend the closing to 12/8/10 (it was supposed to be 11/8/10 with all repairs done) This isn't a problem seeing as we're not moving right away,no to menton I just couldn't see how all that needs to be done could get done in such a short span of time. Had to print up more papers for Dad to sign & fax. Also leaving getting more propane up to us...which I know nothing about. Never dealt with propane for a house before.

Sassy is quite the vocal one on trips & Lightning starts hyperventilating. We've submitted a form to the bank asking if they would make necessary repairs to the house & are waiting word. An interesting aside: the next door neighbors that play pool in the backyard at midnight & after have their house up for short sale & it may have sold. Seems I was right about them bringing that big RV home-I originally felt the guy was going to be moving into it. It'll be nice not to worry about how much sleep I'll be getting at night once they've moved out.

Ah travel with cats. I'm quite the seasoned veteren when it comes to that anymore (car and plane). My older one hides the moment she sees a suitcase. Always fun. A few things I've learned and I hope they help. Don't sedate them. The vet said that this is not good for them and if they are whiney it makes it worse. Autumn will whine when we first get in the car. I discovered that if I talk to her, she continues. If I remain quiet she settles down after 15 to 20 minutes. I have soft carriers for both though I do let them wander. Usually that lets them look out and find a comfortable spot to curl into. Autumn then sleeps the whole trip. Jetta will crawl into every spot possible, my explorer. This may or may not work for you. I only had one when I started, so knew how she would react before introducing the second to the car. Best of luck for that trip. I do have the cat liter and food and water available to them. Autumn doesn't always eat on the drive so when I stop I'll make sure to tap water on her mouths. She does if we stop in a hotel for the night.

Talked to the realtor yesterday and she has emailed a form for Dad to fill out asking the bank to make certain repairs if they are willing-realtor (Judy) seems to feel it won't be a problem tho she mentioned not to nit pick but select the most important repairs. So we'll see how this goes! Keep your fingers crossed.....

Lanikyea-Dad & I had traveled to Santa Fe & loved it (such blue sky!)-but the house prices were out of our range. Never been to Lani.

Almagordo is not far from Las Cruces NM with NM State University and El Paso Texas. Almagordo is primarily a Military type town with White Sands nearby. Not much in the way of rain but pleasant sunny days for the most part. Have you traveled much around NM to check out bargain areas? I hope you find your dream place. NM is a wonderful state to live in. Any other towns you are interested in? Lani in the NE corner of NM

Well it would end up being our home-we just wanted to rent it out to have it occupied while we store things in the largest outbuilding (which would be off limits to any tenant) in so doing we could do a relaxed move,and then there's another decision to be made with the house we're in now. Dad is 70,good health,but the sheer distance would make any work he knows how to do impossible,meaning Lowes or Home Depot would be putting in a new water heater,roofing company for the new roof,etc. I want to thank all for good thoughts & prayers on this! Will keep you all posted.

Wow, Sherrie - I don't envy your position at all right now. When I first read your post I was excited for you, now I share your feeling of trepidation. That's a lot of work and expense. Will the value of the home increase significantly? Will the potential rental income outweigh all your expenses - and is it something you can really count on? You just never know - there are no guarantees. I can tell you as an owner of an old home that needed repair upon purchase, with a husband who can do all the work himself (thank God), that the repairs never end, and that even if you are able to save money by doing all the work yourself, you're still talking time and physical labor that can be intensive and really take a toll on you. Not to mention that life has a way of delivering unexpected financial and/or health setbacks... even the best laid plans can go terribly awry. I don't mean to sound all gloomy and doomy, honest - I've just been there or seen it happen to friends. If it's your home and a labor of love, then it can definitely be worth it - the place sounds so beautiful! But to go through all of that for tenants who might not appreciate or care for the property the way you would like... eghads, I don't blame you for pulling back and re-thinking the situation. My husband has a few friends who own rental properties, and let me tell you, problems arise in ways, places and expenses that you could never have imagined. These are just the ones you know about, you know what I mean? I will definitely pray for you to receive Divine guidance in all matters so that you can make the right decision. Who knows? Maybe you're feeling guided to this place for other reasons - maybe the land itself is a gold mine - perhaps there's a huge, lucrative natural gas pocket there or something! It could happen! :) Hang in there - if it's meant to be, you will know it, and it definitely will be! If not, something better is to come, I just know it! - Nini

Alamogordo,NM.,Rosarita! Was thru there 5 yrs ago or so & loved it.

Well,we got the reports in and the well needs fixing on the pump & such-estimate on that is close to $2.000.
What really shocked us was the report on the house. For whatever reason,we both got the impression it was ready to rent. Not so. Needs a new roof,gutters,repair work on the roof,some dry rot has settled in on where the addition meets the house,also needs electrical work (sounds like the previous owner tried to play electrician & wired things wrong making a few safety hazards),new water heater,garage door panel,caulking around both outbuildings,new door on one outbuilding as it was pried open,roof estimate was around $5,000,and as the gas fireplace was completely filled with ashes,no inspection was done on it. Flue for fireplace is loose & dented. Gas fireplace unit is the original from 1979 and I know nothing about them tho I'm sure the entire unit would need replacing due to age. It really made us pull back-no final decision yet-on Monday hooping to speak with the realtor and the bank that's selling it-don't know if the bank would be willing to cover part of repair expenses or not to make the house livable. Caulking also needs to be done where the sliding glass door is as well as the outer walls of the home-I guess they make these walls with a wide caulking seam for expansion & contraction of the bricks. The south side of the property seems to get the worst beating. Your prayers & thoughts for the proper decision to be made would be greatly appreciated.

Thanks,Annika! We wouldn't be moving in right away-planning on renting it first with the exception of the biggest outbuilding-figuring on moving things back there slowly till we're ready to make the jump. Also need to figure out what to do with the house we're in now-whether to rent it out once we've relocated or whether it would be best to just sell it. Biggest concern is the two cats-they hate cars & they aren't exactly wired for travel. I'll let everyone know as soon as we hear. The views are gorgeous-to wake up and see wide open space out your window is going to be a most welcome change.
